Examples of work

  • Acting for Post Office Limited on the relocation of its head office to Finsbury Dials from their existing offices at Old Street, an example of one of a number of head office relocations that the firm has acted on. We advised the client on an agreement for lease granting three separate leases, with landlord and tenant works, conditional upon both superior landlord's consent and the landlord meeting a series of deadlines to ensure that Post Office Limited could successfully exit from its current premises. (see 2016 RE South-west submission).
  • Acting for Leeds City Council on the acquisition of Millgarth Police Station Head Quarters for the redevelopment of Victoria Gate by Hammerson PLC which involved a leaseback to the police pending delivery of their new HQ and then onward sale to Hammerson. The site is key to the delivery of Victoria Gate which is a large scale retail development in Leeds being anchored by John Lewis PLC. 
  • The Free Schools/UTCs/Studio Schools Programme acting for EFA. This has involved freehold and leasehold site acquisitions and development agreements both for free school trusts and the Department for Communities and Local Government. We have provided planning input into the application process, planning agreement and appeals along with construction advice on procurement and the delivery of refurbished and re-developed schools. Sites are often complex and involve shared use and/or multiple occupancy as well as overage arrangements on acquisition. We delivered in excess of 70 schools in the last 12 months, many both in temporary and permanent accommodation. 
  • We acted for British International on the conditional sale of the former heliport site to Sainsbury's, including dealing with the various issues relating to planning, judicial review, etc and in particular concluding the sale and then the disposal of residual parts to two other buyers. 
  • We jointly advised Mole Valley District Council and Merton College, Oxford on a collaboration and disposal/development agreement relating to their adjacent landholdings at a strategic site at Leatherhead beside the M25. This housing-led, mixed-use scheme comprises circa 500 residential units plus a new local centre and commercial units.
    We advised on the entire project including the selection of Barratt Homes as development partner following a formal procurement including, advice on heads of terms and a complex disposal mechanism between landowners, a development agreement with overage, allotment relocation, town and village greens and asset of community value issues.  .
