What we do

Examples of work

Virgin

  • We have advised the Virgin Group for a number of years on various group companies’ retail, leisure and office portfolios. We acted for Virgin Management Limited on the relocation of its office headquarters to the Battleship building and the simultaneous disposal of its existing premises by way of assignment and underlettings. We negotiated Virgin Money’s acquisition of its initial London headquarter buildings, a subsequent regear and then expansion into new premises. Our work has also included acquisitions and disposals of premises for Virgin Money, Virgin Galactic, Virgin Hotels, Virgin Active and Virgin Holidays (for whom we are acting on a retail expansion) together with day to day property management matters. 

Department for Education and Education Funding Agency

  • We are retained as one of two firms to deliver the legal aspects of the Free Schools/UTCs/Studio Schools Programme. High on the Government agenda this involves freehold and leasehold site acquisitions and development agreements, acquisitions both for free school trusts and also for the Department for Communities and Local Government, planning input provided into the application process, planning agreement and appeals, construction advice on aspects of procurement and the delivery of refurbished and re-developed schools and tax and other advice. Site acquisition arrangements are predominantly conditional upon planning and often involve overage arrangements. Sites are often complex and involve shared use and/or multiple occupancy. Complexities arise over Vat recovery and VAT planning generally. Secondees have also been provided in roles as “Legal Managers” and were given the responsibility of instructing external lawyers and managing the delivery of several high profile acquisitions and developments. We delivered in excess of 70 schools in the last 12 months, many both in temporary and permanent accommodation.

New Look Retailers Limited

  • We provide advice to New Look on all property matters to include day to day support on their retail property portfolio as well as acting for them on new store acquisitions and on strategic projects. We recently acted for New Look on in securing a pre-let of a new flagship retail store on Oxford Street. It is a significant development on Oxford Street involving the demolition of a substantial building on Oxford Street and a re-development of a mixed use retail and office scheme of some 95,000 square feet. New Look will be taking just short of 32,000 square feet on the development on a 20 year lease term.
