Examples of work

  • Capital Industrial portfolio acquisition and refinancing - We acted for Capital on the acquisition of the 10 asset-strong portfolio from Workspace for £45m. This was a significant scale of transaction for our client and we exchanged contracts within five working days of receipt of heads of terms, having reported on all properties within that timescale. Our banking team, subsequently acted on the refinancing of this portfolio with AgFe UK Real Estate. This transaction demonstrates how we can provide full service to the investor (acquisition due diligence and then refinancing).
  • PPF Foundation Portfolio acquisition - We acted for Pension Protection Fund on the acquisition of a portfolio of four properties for £48m. We acted on this acquisition of a mixed portfolio of properties from Threadneedle UK Opportunities II Fund. The assets were located in Kingsway London, Kingston upon Thames, Macclesfield and Rayleigh Weir. We provided a full service role, advising on all aspects of the deal. Due diligence was carried out in a very tight timescale – and contracts exchanged in nine working days of receipt of heads of terms/instructions.
  • Acquisition of Marchwood Industrial Park - This involved the acquisition of a £89m industrial park with waterside access for client Associated British Ports. This significant deal involved due diligence on over 100 tenants, using a cross-office team. We were able to combine our deep experience within both the real estate investment market and ports sector to achieve our client's strategic aims.
  • Advising Grainger on investment of £76m into UK Regions - We advised Grainger plc, the UK’s largest listed residential property owner and manager, in its exchange of contracts for the acquisition of a regional tenanted residential property portfolio for c.£58m from Sarunas Properties Limited, a company owned by the Pervaiz Naviede Family Trust. We advised on a number of transactions that brought Grainger’s total investment into residential assets in the UK regions to c.£76m, comprising over 900 residential units.This latest acquisition comprises 614 residential properties, which are predominantly tenanted and subject to Assured Shorthold Tenancies, located in Cambridgeshire, Greater Manchester, Lancashire, Cheshire, Derbyshire, Merseyside and Nottinghamshire, as well as a small proportion of properties in Scotland. Several of the Bond Dickinson offices assisted in the purchase, including the firm’s Aberdeen office, which handled the Scottish property aspect.
  • Project Tiger - This project was the conclusion of five years of work for the Rockspring UK Value I Fund. During this period we acted on the acquisition of many assets for the fund including shopping centres in Blaydon, Gloucester, Romford, Southampton. The Blaydon asset included a major re-development. On the sale of this portfolio of shopping centres we acted alongside the client's corporate advisers (BLP) and other real estate advisors.
